Professionally Cleaned


Property must be professionally cleaned within 10 days prior to tenant arrival by a vendor approved by Urban Dwell.

Appliances in Good Working Order


All appliances functioning correctly and in good working order. Any outdoor spaces such as balcony, patio, or backyard must be in a well-maintained condition.


Landlord Insurance


Owner must have Landlord Insurance on the Property at all times. Tenants will be required to have their own for their content and liability.

Owner Inventory Checklist

All Properties must include the following:

  • Smoke detector
  • Carbon monoxide detector
  • Secure locks for all entrances
  • All HVAC equipment working and filters clean (heating/cooling/ventilation, temperature control/thermostat, etc.)
  • All light fixtures and bulbs working (extra bulbs)
  • All plumbing fixtures are functioning correctly (sinks, shower, toilets, etc.)
  • All drains drain well
  • Privacy (blinds/curtains, frosted glass, etc.)
  • Walls have to be cleaned of all marks, nicks, and holes



For Furnished:

  • Furniture in good condition (no chips/marks/damage, supportive cushions/sofas /mattresses/chairs)
  • Utilities Included (electric, water, gas) can have CAPS  to prevent over usage
  • Wi-Fi Internet Provided
